SMDC’s Shore Residences: A Confluence Between the Paradise of your Dreams and the most Lucrative Property in your Portfolio

SMDC SHORE

Picture a coastal-inspired home that’s more akin to a five-star vacation resort than your regular concrete structure a home where you are welcomed everyday with a grand lobby, lush greeneries, and multiple turquoise-watered swimming pools; a home where your sights are filled with the blues of a majestic bay, your ears with the sounds of calm waves, and your heart with anticipation for a vibrant food, commerce, and entertainment hub.

Whatever scene you imagined is just a small taste of what life is like at the Shore Residences Complex, a master-planned mega district by SM Development Corporation (SMDC) composed of three residential developments.

Shore Residences combines resort-style living with all the conveniences and luxuries an address within the Mall of Asia (MOA) complex could offer. Dive a little deeper and find out why a lifestyle upgrade or an investment in this prime location is an opportunity you just cannot miss.

Welcome to paradise

A life in Shore Residences is a high life, primarily because it’s a life of endless summers. The grand lobby, for instance, embodies a tropical design that almost literally transports you to the seaside.

The vast entrance hall is defined by seashell white marble flooring, whimsical curves and textures, and accents of colors of the ocean. With cabana-like sofas, premium woven furniture, and coastal embellishments, one may easily mistake Shore Residences’ lobby as the lobby of a five-star resort.

Wrapping up your everyday vacations, of course, are the hotel-like services in the complex. Like any other SMDC development, Shore Residences boasts of hotel-like services, geared towards curating an affluent lifestyle for residents. The cordial welcome of the doorman, the tireless hospitality of the front desk staff, and the well-appointed interiors at Shore Residences all come together to ensure you come home to a paradise you can call your own.

Where luxury lives

Luxury lives in every corner at Shore Residences with a plethora of in-water and out-of-water activities offered in the complex.

From charming, wharf-inspired decks, to riverfront lounge pools, to palm tree courtyards and beach entry pools that come with a feature islandShore Residences is the pinnacle of “resort-inspired” SMDC developments. Residents of all ages can enjoy the several aquatic activities in the complex that not only serve as bonding opportunities for the family, but are also scientifically-proven as beneficial to one’s mental health.

If you don’t fancy water-based drills, there are plenty of scenic areas for you to get your endorphins fix around the mega district. Beautifully-landscaped gardens abound the complex that give you vast, open spaces to walk, run, or meditate. Shore Residences also has fully-equipped indoor gyms, jogging trails, and a basketball court where you could tick off your fitness goals one by one.

When it comes to social activities, on the other hand, you and your loved ones could gather and celebrate the most momentous occasions in the opulent function rooms in the development, with panoramic views of the resort-inspired amenities as your backdrop.

An idyllic time for maximum returns

As the country recovers from the global health crisis, several real estate experts see encouraging forecasts in the residential property sector. This shared sentiment is a clear sign that there might not be a better time to enter the market than today.

Jones Lang LaSalle (JLL) Philippines, for one, sees increasing demand from professionals looking for homes closer to places of work. This bodes well for investors of Shore Residences, should they capitalize on the steady rental market that many business hubs in the MOA Complex help provide.

Santos Knight Frank, on the other hand, see new infrastructure developments as the key to success when it comes to auspicious returns in real estate investment.

A testament to this is a research that discusses how from the period of 2008 to 2019, developments surrounding the MOA Complex have increased in value four times in just ten years’ time. Imagine what a decade holds for you if you invest in Shore Residences now?

Whether you’re trying to find a home where your kids can grow with life’s best comforts, or you’re in need of a vacation space that’s not too far from the hustle and bustle of the city, or you’re looking for a sound investment opportunity that will yield returns for years to come, there’s a little bit of something for everyone in Shore Residences.

SM Reinvents ‘Building on Stilts’ as a Climate Resilient Design for the Future

SM Masinag

Floods and rising water levels brought about by typhoons are perennial problems in Marikina city, which is considered as one of the low-lying areas of Metro Manila. During typhoons, Marikina River’s water can rise up to 23 meters compared to its normal average level of 13 meters. While this causes the communities surrounding the Marikina Watershed to be underwater, SM Marikina stands tall, serving as a safe haven to its neighboring communities.

The secret?  It is sitting on 246 stilts.

SM City Marikina is uniquely designed. The 6-hectare mall property which is located within the Marikina River Watershed is an elevated mall built on top of 246 stilts.

“A critical part of building climate resilient structures is to understand weather patterns and how it affects the environment where your city or building will be,” explained Architect Fides Garcia-Hsu, Vice President of SM Engineering Design and Development (SM EDD). “During the design phase of SM City Marikina, we considered the long-term flood cycles of the Marikina Watershed, which was identified to be a high-risk area by the World Bank in 1977.”

Building on stilts traces back to ancient civilization from different parts of the world. The answer lies in its powerful functionality. Elevated construction had been the way earliest people groups would protect themselves from flooding, moisture and surface organisms. It also gives them provision for open space storage or cultural activities. Lastly, it reduces cost in modifying natural terrain. While building on stilts have been adopted by modern architects through the years, people had lost interest in it during the rise of urbanization.

SM revisited the functionality of ‘building on stilts’ and reinvented the concept as a climate resilient feature. This design was complemented with other disaster preparedness considerations to help reduce the risk of damages during extreme flooding. As such, SM City Marikina was built an additional 20 meters farther than the suggested 90-meter distance from the Marikina River centerline. Moreover, the ground floor parking was purposely laid out as an open-design, without walls to allow water to flow, while the second floor was elevated at 20.5 meters, which is higher than the maximum recorded flood levels.

During super typhoons, SM Marikina’s resiliency saves an average of Php1 billion in terms of losses from business sales alone. This means that it is able to help its tenants, especially the micro, small and medium enterprises that depend on the mall for their business continuity and growth.

For its neighboring communities, SM Marikina also serves as a safe haven and a first responder to families who are affected during calamities. It also provides free parking spaces for those who are stranded and need a safe place to wait for flood water to recede.

“Our ultimate goal is to help build the resilience of our stakeholders. This begins by building our own resilience to serve as a good foundation they could rely on especially during calamities,” Garcia-Hsu said.

Beyond the city of Marikina, building on stilts may be experiencing a revival in other parts of the world as urbanization begin to rise along with a greater demand for greener spaces. This would allow for high rise developments while keeping ground levels reserved for much needed green open spaces.

While it took SM an additional 15% in its capital investments to make SM City Marikina a disaster resilient mall, the group sees it as an essential investment in its commitment to create shared value for its stakeholders. This, complemented with a science-based approach on climate scenario risk analysis, allows SM City Marikina to defy odds and prove that integrating resiliency is the way to a climate resilient future.

Celebrities and Community Advocates Share Diversity, Equity and Inclusion Lessons and Experiences at Manulife Webinar

MANULIFE WEBINAR

Manila ― The Philippine arm of global life insurer Manulife recently organized a free webinar titled, “Becoming Better Allies to Each Other,” which highlighted the importance of fostering diversity, equity and inclusion (DEI), through the real-life stories and experiences of staunch advocates and members of diverse communities.

The webinar featured actress Angel Locsin, who is a champion for women empowerment and other causes; actor Ian Veneracion, who is an ally for positive parenting; Brina Kei Maxino, a UNESCO Global Champion for Inclusive Education and Special Olympics Ambassador & International Global Messenger; Dr. RJ Naguit, Board President of the Youth for Mental Health Coalition; and G3 San Diego, journalist and LGBTQIA+ member, who also served as moderator.

“Now more than ever, each of us has a role to play in ensuring that we help create more safe spaces in our communities. At Manulife, we are committed to cultivating an environment where people can be their true selves, and they are heard, valued, supported, and respected, no matter our differences,” shared Richard Bates, President and Chief Executive Officer, Manulife Philippines. “To stay true to our commitment to make every day better for Filipinos, Manulife extends its DEI learning journey to our broader community, so we can all come together, have meaningful conversations and lift each other up."

“We likewise extend our DEI initiatives to the way we serve our customers, which is why Manulife Philippines honors domestic LGBTQIA+ partners as beneficiaries and offers insurance solutions that cater to gender-inclusive needs. This enables us to embed DEI across our business, and help drive greater inclusion in our communities,” Bates added.

“In this webinar, we focused on becoming better allies to one another. Being an ally means listening to, learning from, and seeking to understand one another, so that we can reach out, build bridges, and grow together. For us at Manulife, allyship is about shared responsibility and accountability, and being proactive in building strong, inclusive communities,” Melissa Henson, Chief Marketing Officer and DEI lead of Manulife Philippines, also shared. "We need better allies, because this is one way by which we can ensure and create safe spaces for each other and foster true inclusion."

Embracing our differences to build a better world with safe spaces

At the webinar, Locsin shared what it means to be an empowered woman, and what she learned throughout her career and life journey. She also shared how women can explore and express their authentic selves. “Women should always be true to themselves. A successful woman, for me, is capable of choosing her own path. We only have one chance, one life, and one shot. Sayang naman kung sasayangin lang sa kung anong opinyon ng ibang tao. Do what is right and what is best for you.”

Locsin also said women can be like Darna. “Always remember that Darna won’t exist without Narda’s selflessness. If you put others before yourself, may pagmamalasakit ka sa kapwa, may kapasidad ka to be selfless, at tumutulong ka sa mga naaapi, then you are a hero.”

When asked what makes her proud to be an ally, Locsin said: “To be an ally to a community driven by love is an honor. It is about being one with others, and making them feel na hindi sila nag-iisa.”

Meanwhile, Veneracion also shared his lessons as a father of an LGBTQIA+ member, and how parents like him can become more encouraging allies to their children. “I see my daughter as a human being, just as she sees herself. We have to avoid judging and putting each other in boxes. We have the capacity as human beings to expand our consciousness and progress forward – to see with fresh eyes the beauty and uniqueness of everyone.”

He added that parents should help prepare their children in dealing with the challenges of life. “The best way I can keep them safe as a parent is to help them become strong amid adversities. We have to teach our children to be responsible for their thoughts, words, and action. Their self-respect must have good foundation, and must not depend on external validation.”

San Diego also shared her own coming-out story and how she found the courage and resolve to champion for and represent her community. “Having a supportive environment matters for people like me. Before, when you were a transwoman, people thought you either worked in a salon or beauty pageants. While there is nothing wrong with that, and there are many distinguished women in these industries, we can occupy other spaces and be successful there, too.”

San Diego added: “Growing up, and until now, I have yet to watch accurate representation of transgenders in the media, so I try to be more visible in the spaces I occupy. We may love or look differently, but at the core of all of us, is the same humanity.”

Moreover, Maxino highlighted how being born with Down Syndrome did not deter her from fulfilling her ambitions. “I have had Down Syndrome since I was a baby. I was told I wouldn’t live long. But my parents did everything they could so that I’d be able to extend my life. Now, I am already 25 years old -- fulfilling my dreams and empowering others like me to do the same.” Maxino said that people with special needs are capable of so much more, “Bullying is very discouraging. My role is to remind people to treat people like us with dignity. We can do more and be more.” Aside from graduating from a regular high school as class valedictorian, Maxino also finished three degrees in college. As the first Filipina teenager among the 10 Special Olympics Sargent Shriver International Global Messengers, she also dined with former US President Barack Obama at the White House.

Lastly, Dr. Naguit emphasized the importance of having DEI conversations and initiatives to promote mental health and overall wellbeing, whether at home or in the workplace. “Stigma, discrimination and stereotypes create barriers, and create division among people. Mas lalong lumalala, as it creates a general sense of “othering” -- treating others as less because they are different, or discriminating against them. These walls affect our ability to seek support around us.”

Dr. Naguit added: “The first step to become a better ally is to recognize that we are all connected. This way, we become more empathetic. Empathy is a muscle that grows with exercise. The more we learn to listen and understand others' stories, struggles, and pains, the more we cultivate our empathy.”

Across its various markets around the world, Manulife’s Professionals Reaching Out for Unity and Diversity (PROUD) promotes an inclusive workplace for LGBTQ+ employees to encourage their full and unencumbered contributions at work and educate the wider community about the importance of equality, acceptance, and allyship. Manulife also has the Ability group, which is a community of employees committed to building a positive and inclusive environment for employees of all abilities, and the Global Women’s Alliance (GWA) that supports and encourages the recruitment, development, and advancement of women throughout the organization across countries it operates in.

Last year, the United Nations (UN) Women 2020 Asia-Pacific Women's Empowerment Principles (WEPs) Awards honored Manulife as one of the Philippines' most gender-inclusive workplaces, and the only insurance brand to have been recognized in the awards.

Healthy Living Amid Nature is Possible in the City

Botanical

The pandemic has completely changed the ways of the world—from the way people live to how companies handle their business. But as everyone continues to experience the many changes in the new normal, one of the industries that have managed to remain resilient, and enduring is real estate. Even more so, it remains to be a stable and tangible asset that only appreciates over time.

One developer, in particular, continues to be valuable even amid the pandemic and beyond: luxury real estate brand, Filigree, who continues to lead the way in building investment-worthy homes with focus on living experience and wellness. Showcasing these qualities is its flagship development, Botanika Nature Residences in Filinvest City, Alabang.

Going beyond green

The pandemic has put sustainability and access to nature at the forefront. Now, more and more homeowners are opting to have homes that are healthy and as close to nature as possible.

At Botanika, aesthetic, functionality, and sustainability are seamlessly integrated into the building features to become more efficient, especially in the time of crisis. For one, the building utilizes energy and water-efficient fixtures to cut down on utility building costs. This can be seen in the glass sun-roofed atrium, low flow faucets, dual flush toilets, to name a few. Likewise, all over the development, residents can also enjoy a better circulation of airflow, thanks to the lush and landscaped areas all over the development, from the atrium landscape, central gardens, and plant boxes along the hallways. In the time of social distancing, the building’s single-loaded hallways ensure lesser chances for residents to come across each other. To encourage sustainable means of transportation, the building provides bike racks and shower rooms, made specifically for cyclists.

It is because of these unique condominium living features that Botanika was awarded a 4-star BERDE (Building for Ecologically Responsive Design Excellence Certification) rating. At least 70 percent of its total land area is dedicated to open space, resembling village living that usually features abundant spaces.

Further cementing its position as a frontrunner in green living, Botanika is strategically located at the most exclusive portion of Filinvest City, Alabang, the first and only township with LEED (Leadership in Energy and Environmental Design) Gold in Neighborhood Development certification in the Philippines. As a self-sustaining community, Botanika residents don’t need to travel far to enjoy abundant open spaces. Likewise, being in a walkable garden city, residents can thrive in a healthy, green and walkable community with easy access to all of life’s essentials like world-class medical facilities, major business establishments, shopping and commercial centers, and prestigious educational institutions.

A comfortable home

A collaborative project of renowned designers Architecture International, Leandro V. Locsin Partners, AECOM Singapore, Miaja Design Group, and Periquet Galicia Inc. for unit space planning of the second tower, Botanika offers generous living spaces and well-curated amenities made to promote comfort, good health, and excellent quality of life for its current and future residents.

Meanwhile, its spacious units were designed to anticipate the owners’ distinctive lifestyle. The move-in ready Tower 1 ranges from ±125-221 sqm with 2BR to 3BR, while Tower 2, which is now on pre-selling, widens the variety, bringing into the mix, one-bedroom units at a generous size of ±72 sqm, and four-bedroom bi-level units ranging from ±265-322 sqm, complete with grand lanais that blur the lines between units and outdoors. One of the significant features of Tower 2 is that each unit offers deeper lanais at 2.6 meters to allow a seamless transition between indoor and outdoor spaces. This is especially important during the pandemic where residents are encouraged to stay at home as much as possible.

A rewarding investment

With Filinvest City, enjoying a compounded annual growth rate of more than 20 percent in the last 10 years, Botanika is also experiencing this advantage with its increase in capital value at 112% since its launch. In addition, the prevailing lease rate for Tower 1 starts from P135,000 and P200,000 for 2BR and 3BR units respectively.

With Tower 1 units already ready for occupancy, Tower 2 units are now on pre-selling. By the time of its completion, the unit’s value will increase considerably, making it a winning proposition for investors or end-users looking for a nature-inspired and future-ready home.

Botanika Nature Residences is a top-end residential development in Filinvest City, Alabang that offers a unique approach to condominium living with its wide-open spaces and its green and sustainable features that resemble village living. It has all the makings of a smart investment: tasteful and stylish finishes, desirable features, great location, security, and exclusivity.

Amid this pandemic, Botanika really provides its residents with a relaxed, healthy environment that goes beyond just the implementation of minimum safety protocols. More than half of its total land area is dedicated to lush, open spaces where families will experience a more revitalizing ambiance daily, significantly improving their overall well-being. This is taking residents to a whole new level of zen even in the comforts of their home right here in the garden city of the south, Filinvest City.” says Daphne Sanchez, Filigree Deputy Head.

Sun Life Advisor Helps Couple Build Their Dream Business

SUN LIFE ADVISOR

When Colet Raya and her husband Gelo enlisted the help of Sun Life financial advisor RJ Montes for their insurance and investment needs, little did they know that he would also be the key to fulfilling their dream business.

“The first time I got insurance from RJ, na-feel ko na kaagad. Sabi ko sa sarili ko, okay si RJ,” Colet said. “And I was right. Through the years, he stayed talaga with us. Today, I have 10 policies with Sun life – for me, my husband, and for my three children.”

RJ’s advice proved crucial when the couple came across an opportunity for them to venture into build-and-sell. As interested as they were in pursuing the business, they had no idea how they could fund it without sacrificing their financial priorities. Fortunately, they had in RJ an advisor who was not only on top of their financial plans, but also makes an effort to constantly check in on them. When he learned about Colet and Gelo’s plans, he presented the idea of using the earnings from their investment-linked insurance plan, which has grown over the years, to fund their business venture.

“Sobrang sarap ng pakiramdam kasi natuloy yung business nang hindi kami na-gipit,” Colet shared. “Yun ang gusto ni RJ – ang magamit namin yung mga naitabi namin kasi nag-earn na, at hindi lang hintayin ang maturity ng policies. We can still enjoy it in the present.”

For his part, RJ credits Colet for her openness to his advice as they collaborated in ensuring their financial preparedness. “The fruit of their investments allowed for their business to rise,” he said. “That’s the beauty of what we do as a Sun Life advisor. We help clients realize their dreams by being financially prepared.”

The couple is one of RJ’s many clients within the Raya clan. The relationship stems from RJ’s very first client, who was the father of Colet’s husband. Accompanied by his parents who are also Sun Life financial advisors, he presented to the Raya patriarch as a young and rookie financial advisor, and successfully earned his trust and loyalty. Since then, RJ has been a partner of the entire Raya clan for their insurance and investment needs and had been a long-time financial advisor to Colet’s family.

Knowing fully well the benefits of having a Sun Life financial advisor, Colet encourages others to partner with one as well. “RJ is not just our financial advisor. We have a personal relationship as well,” she says. “Like our family, everyone deserves to have a partner for life.”

RJ and Colet’s story are among those featured in Sun Life’s latest campaign dubbed “Part of Your Life, Partner for Life” as featured on https://bit.ly/2021partnerforlife as well as Sun Life’s Facebook page (www.facebook.com/sunlifeph) and YouTube channel (www.youtube.com/sunlifeph).

3 Reasons to Invest in Filinvest City’s ‘Green’ Properties

Filinvest Green Properties

Whether you’re an existing or rookie investor, or simply hunting for a new home to settle into, chances are you’re contemplating on the best type of property to infuse your hard-earned funds into. The trend these days is investing in sustainable developments or “green” properties, and for good reason.

“Today, it’s not just about where a property is located but also how it is strategically designed to meet specific needs, which are driven by new factors like health and the environment,” says Don Ubaldo, first vice president for townships of Filinvest Alabang Inc. “Investing in ventures that factor in these indicators should be the driving force for property investors when making their purchasing decisions.”

Not sure how “green” properties make for ideal investments? Filinvest City delves deeper into the reasons to help property investors arrive at sound purchasing decisions.

1. “Green” communities positively impact overall health and well-being

With the world’s ongoing battle with climate change and the pandemic, it’s becoming more important for real estate hunters to settle into communities that allow them to achieve a healthier lifestyle. Filinvest City has been front and center in accelerating property investment via developments that promote healthy and sustainable living.

“Developing prime communities that marry business and nature has always been in Filinvest townships’ DNA. This has taken shape in the form of Filinvest City, a 244-hectare garden central business district (CBD) in the south of Metro Manila that nestles business, commercial, and residential infrastructures collectively enjoying the benefits of an environment-friendly location,” explains Ubaldo.

For their efforts in building sustainable property developments, Filinvest City has been awarded with the Leadership in Energy and Environmental Design LEED v4 Gold for Neighborhood Development (LEEDv4 ND) certification - the first CBD in the Philippines to earn this recognition and the largest in Southeast Asia to meet the world’s stringent green development rating system.

What this means for property investors is that Filinvest City is among the first developers to take the lead in building a healthier, more protected and sustainable environment for future generations. Investing in Filinvest City properties means providing business and residential real estate customers with a sustainable community that allows them to live healthier through lush greens and reduced greenhouse gas emissions. In addition to this, businesses have a higher chance of becoming LEED-certified themselves because building locators are entitled to additional points in their LEED application since the very township where they are located is LEED Gold-certified itself.

2. Sustainable property developments are built for the new normal

Investors who gear their strategies toward “green” ventures will be able to take advantage of property hunters looking for specific developments that comply with today’s health standards. A future-ready development like Filinvest City isn’t only built to offer a healthy environment but has been designed as well to be seamlessly connected to promote the live+work+play lifestyle that people strive to balance in their everyday routine.

“Being in close proximity to your residence, workplace, essential establishments, and transport hubs is a major consideration for residential hunters these days, as they want a community that won’t put them at risk for any health issues,” says Ubaldo. “Investing in developments built near these important locations means offering property hunters with an ideal community where everything is within easy reach.”

3. Ecologically designed infrastructures are cost-efficient, with property values that increase overtime

With LEED-Gold certified properties which allows real estate investors to enjoy lower operating costs in energy consumption, water savings and better waste management, these properties can also enjoy a higher market value and lease rate.

More importantly, sustainable property developments boast of higher market values. Filinvest City properties have been enjoying increased asset values through the years, with an annual growth rate of over 20% in the last 10 years. As a property investor, benefiting from cost-effective measures and growth flexibility means allowing them to maximize return on their investment.

“As an investor, socially responsible choices should guide your decision-making process. Although these technologically and ecologically advanced master planned communities may translate to a maximized ROI, at the end of the day, the sustainability of these properties remains as our end goal,” concludes Ubaldo.
